Where you will work

DEVCOM is an independent, development firm which delivers consultancy and management services across multiple sectors in the real estate development and construction industries across Vietnam.

Due to recent company growth the we are looking for an aspiring and energetic business development manager in Vietnam who has as a strong affinity for acquiring new business. As a senior contributor to the company, you will work directly with the Owners and have a real voice in the direction of the company’s growth.

Key Responsibilities

  • Find the leads of M&A, Land Investment
  • Participate in the identification, feasibility analysis and negotiation of real estate acquisitions
  • Source and analyse the feasibility of potential development sites and evaluate associated development schemes.
  • Development planning for successful development of hotel projects, which would include extensive financial investment analysis, pro-forma modelling of new developments, opportunistic investment strategies and potential public participation
  • Source acquisition opportunities, conceptual planning
  • Participate in the identification and negotiation of debt financing including public and/or TIF financing, public grants, public incentives, and tax credits.
  • Prepare and direct internal requests for authorization of capital investment and expenditures to initiate development, prepare investment committee packages and investment committee package support.
  • Direct activities with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.
  • Work with local citizen groups, governmental bodies and other interested parties to obtain necessary project permits and entitlements.
  • Direct and manage the Development Project Execution Team responsible for the construction of projects, coordination of designers and consultants and general contractor, etc.
  • Monitor and assure timely completion of the investment and development within the established budget, schedule and required investment returns.
  • Initiate, plan and manage the marketing and leasing plan for development/investment opportunities, including all aspects of marketing materials and promotion, broker relations and supervision of listing agents (as applicable) to broadly expose property, anticipate competition, and secure lease prospects.
  • Pursue prospective tenants for leasing of available retail space and other non- hospitality project components and negotiate letters of intent and lease agreements directly with tenants to ensure the achievement of stated development and investment goals.
  • Understand and negotiate all aspects of lease agreements to determine the impact of each lease on the value of each development/investment.
  • Provide leadership, mentoring, professional guidance, direction and supervision to other internal team members, including Development Project Managers and Investment Analysts.
  • Consult with and assist Asset and Operations Managers in identifying operational and management issues, opportunities and benefits relating to development design and construction and transfer of property to portfolio status or sale at completion. Such consultation will include materials and equipment selection, which will be used in developing projected stabilized operating budgets.
  • Work with Development team to transition project acquisition and entitlement to project programming, design and delivery phase
  • Perform other duties assigned by CEO from time to time

Experience Requirements:

  • Must have 5-10 years of experience in business development/investment for landbank sourcing and real estate/logistics project acquisition. Strong government network.
  • Strong local network and channels; Experiences in industrial development and real estate industries
  • Experienced in major real estate developers or real estate agencies.
  • Strong understanding for logistic real estate business, economics, and underwriting.
  • Outgoing, self-motivated, and excellent people skills. Strong sense and understanding on government approval process.
  • Fluent in Vietnamese and English is mandatory (written and spoken)
  • Some travel may be required

DEVCOM is currently looking for a potential candidate for the Partnership Business Development Manager position.

JOB RESPONSIBILITIES

  1. Develop partnership business channels:
  • Formulate & drive the strategy partnership business development;
  • Identify strategic partnership, tools and technology requirements;
  • Build up and follow up partnerships, including integration, B2B, and B2C, with partners including but not limited to construction companies sub-contractors, developers, consultants etc.;
  • Negotiate and execute partnership contracts and ensure compliance of all parties including key baseline materials such as guidelines, templates and checklists for partnerships;
  • Proactively initiate and coordinate with business partners in identifying, implementing, evaluating, identifying and meeting business opportunities and their needs.
  1. Co-ordination with other Divisions/functions:
  • Lead and work with related parties and different sources to ensure financial and strategic planning is met for all business partners;
  • Closely co-ordinate with other Marketing teams & Lead for the efficient implementation of partnership contract;
  • Work with Development team, PR team, Marketing teams to market services;
  1. Planning & organization:
  • Drive the achievement of Business Plan as assigned;
  • Set up & implementation of guideline for the operation of the function;
  • Manage and control day-to-day administrative operation of the function;
  • Coach, train & support new staff (if any).
  1. Report:
  • Evaluate partnership and campaign performances with statistic reports;
  • Timely complete other reports as required by line manager;
  • Other project management works as assigned by line manager.
  1. Staff training, development and supervision:
  • To improve skill of selling and enlarge knowledge of non-life insurance;
  • To arrange for staff to fully participate in training courses organized by the company;
  • To instruct, coach and supervise the subordinates in daily work.
  1. Other office works as required by the Company

JOB REQUIREMENTS

  • University/college graduation, majoring in marketing, public relations is preferable.
  • At least 5 years experience in partnership or business development role in the finance industry or other related industry;
  • At least 3 years of experience in managerial responsibility;
  • Equivalent experience in construction/development field is preferred
  • English fluency.

Experience Requirements:

  • At least 5-10 years of progressive experience in the area of Human Resources Management (HRM), Human Resources Development (HRD), and Organization Development and/or human resources consultant with a multinational company employing both Vietnamese and Expatriate Staff.
  • Having full understanding and experiencing in Vietnamese labor laws, recruitment, employee relations, compensation & benefits, people development, employee engagement, and human resource transformation.
  • Ability to build strong relationships/networks, work and cooperate effectively and in a spirit of partnership all stakeholders inside and outside organization.
  • Experienced in HRMS and HR system implementation – Real Estate/Construction experience highly preferred

Education Requirements:

  • Education: Bachelor Degree in Human Resources Management, Organizational Management, Psychology, MBA or any related fields
  • Language: Vietnamese (native) and English (required)
  • Office skills: Proficient in MS office
